What is facade impregnation and how it can save you money?
Impregnation is another word for hydrophobizing. It is the impregnation of a material with another substance. It is a general technique for protecting mineral structures such as concrete and brick from the effects of moisture, acid rain, UV radiation, atmospheric pollution and algae. Facade impregnation gives a substrate water-repellent, water-resistant, mold-resistant, graffiti-resistant and fire-retardant properties, among others.
With facade impregnation, a protective layer is sprayed on the facade, making it water-repellent, fire-resistant and mold-resistant. By applying this layer, water can no longer penetrate the facade, preventing moisture from entering the building from outside.
Why facade impregnation?
Facades that are not impregnated lose their fresh appearance over the years. A bigger problem is thoroughly wet facade materials. Poor evaporation can cause a wall, façade, natural stone or concrete to wear or water to freeze in the surface.
With façade impregnation, the sprayed protective coating will ensure that the bricks are filled and water and dirt cannot adhere to the façade bricks and that it cannot migrate inside. By impregnating, surfaces become completely water- and dirt-repellent and protected from moisture, so mold will stay away. Facades will stay nice and clean much longer and maintenance will become easier over time.
Types of substrates
Impregnation can be done on different types of substrates. The most common substrates where facade impregnation is used are concrete, masonry, open and closed natural stone and wood.
Impregnation of existing or new concrete is done primarily to make the concrete less susceptible to the penetration of water and other liquids. In addition, impregnated concrete is easier to clean and lasts longer.
Masonry includes anything made of brick, including facades. Impregnated masonry is protected from penetrating moisture and provides a surface that stays cleaner longer. Impregnating masonry, such as exterior walls, extends the life of the surface and increases the value of the property.
Impregnating natural stone is saturating natural stone using an impregnating agent. The pores of the natural stone are filled, creating a water- and dirt-repellent layer. Impregnated natural stone is more user-friendly and easier to maintain.
Various types of wood are suitable for facade impregnation. Applying an impregnating agent preserves wood. This is done by allowing fungicidal and insect-repellent substances to penetrate the wood. This makes the wood water- and dirt-resistant, making it last up to five times longer. Impregnated wood also remains free of algae and mosses.
Cost of facade impregnation
The cost of facade impregnation depends on which facade impregnating agent is to be used. The average cost of impregnation is between €5 and €15 per m2.

Types of impregnating agents
Impregnating agents are available as water-based, solvent-based or creams.
Water-based agents
Water-based impregnating agents are the most common. The advantage of a water-based agent is that it is easy to remove if done quickly. A spill can be cleaned immediately. The longer you wait, the more difficult it becomes to remove.
Solvent-based agents
Solvent-based impregnants can be used on impregnated substrates and substrates that have not yet been treated. However, cleaning up in the event of a spill is difficult with this agent. Therefore, be sure to clean up immediately.
Creams
Creams are mainly used for small surfaces and surfaces with many frames. A cream is easy to spread on a facade due to its denser form and is applied with a brush or roller. Creams penetrate deeper into the facade than liquid.
